Bargain Office Space: What You Really Need to Know
“Bargain” office space is compelling, especially for emerging companies or office tenants whose business model is low margin/highly competitive. Accordingly, reducing one’s cost of occupancy is more important than the building’s location and/or exterior appearance.
Generally, “bargain” office buildings are not located in proximity to arterial highways and do not have a complement of on-site amenities. Frequently, “bargain office suites” are “self-contained” with private tenant entrances, separately metered utilities and low loss factors. The trade off, when compared to better located and amenity-packed office buildings is the annual savings that could be in the tens or hundreds of thousands of dollars.
